AI Leasing Intelligence · Senior Living

Smarter Leasing.Better Results.

Who deserves your attention today, why, and what to do next, prepared before the day starts.

LeasingPro360 is an intelligence layer for the leasing professional, built first for memory care. It is designed to sit over the CRM and management systems a community already uses: it mirrors the pipeline and the rent roll, keeps a sourced record of what happened, and turns it into priorities, briefings and next actions.

The Problem

Leasing professionals spend the day reconstructing answers.

Research, survey updates, re-keying and report-building are necessary, but they aren't where a strong leasing professional creates value. That happens with families: conversations, tours, follow-up and trust.

  1. Busywork crowds out time with families

Competitor research, pricing look-ups, market surveys and reports take hours that belong to prospects and families.

  2. The answers are scattered

The pipeline lives in the CRM, beds in the rent roll, conversations in email and phone logs. Nobody has the whole picture at 8 a.m.

  3. Good opportunities go quiet

Promised follow-ups slip, old inquiries become relevant again unnoticed, and referral relationships cool without anyone deciding to let them.

How It Works

Mirror the systems of record. Keep the story straight. Point to what matters.

LeasingPro360 is not another CRM. It reads the systems a community already runs, and adds the intelligence between them.

  1. Mirror

The CRM stays the system of record for the pipeline; the management system for the rent roll. LeasingPro360 mirrors them as of each snapshot and never quietly keeps a conflicting version.

  2. Record

Everything that happens goes into one append-only Activity Ledger, with its source: captured from a system, logged by a person, or inferred.

  3. Reconcile

When the next rent roll arrives, differences land in a Reconciliation queue. Inferences change nothing until a person confirms them.

  4. Prioritize and prepare

Every opportunity gets a 0–100 priority with its reasons, a Next Best Action and a briefing before the call or tour.

Reconciliation, not guesswork

A signed lease the management system hasn't caught up with yet, a rent that changed with no explanation, an email that reads like a notice to vacate: each goes to the right queue, flagged and dated, until the source catches up or a person decides.

  • Awaiting the source, unexplained, needs confirmation
  • The source's value stands until someone explains or corrects it
  • One action to send it to the business office

One opportunity: the next best action, a short situation summary, and a tour and conversation briefing with care need, what matters to the family, objections, discovery questions and a competitor crib sheet link.

Walk into every conversation prepared

Each opportunity opens on what to do next and why, followed by what the family has told you: the care need, what matters to them, the objections heard, the questions to ask and what to have ready.

  • Next Best Action, with what was promised and when
  • Discovery questions for the tour or call
  • A competitor crib sheet when a family names one

What You Get

A pipeline ranked by who deserves attention today.

The CRM stage stays where it is. LeasingPro360 adds the priority, the reasons behind it and the next step.

The Pipeline: opportunities by stage, working filters, and a grid ranked by Opportunity Priority Score with its class, seven-day movement and the next action.
The Pipeline, ranked by Opportunity Priority Score. Shown with synthetic data in a fictional community; not connected to live systems.
  • A 0–100 Opportunity Priority Score, with the reasons one click away
  • Hot, Warm and Cold classes and each score's seven-day movement
  • Working views: needs attention, toured not leased, re-engaged after closing
  • CRM stage and assignment mirrored, with disagreements flagged
  • The opportunity is scored, never the person

Every bed, every status, from one rent roll

The Rent Roll shows every rentable bed as of the latest snapshot plus the ledger since: occupied, on notice, leased and awaiting move-in, show-ready, in turn, held or down. Turns track each bed from notice to show-ready.

The Rent Roll: every rentable bed with status, room-type and area filters, and whether each row matches the latest rent roll.

  • Census and Projected Occupancy

Occupied rentable beds today, and month-end occupancy from scheduled move-ins and notices, counted in beds without double counting.

  • Turns

Each vacating bed's steps from notice to show-ready, with owners and dates, and the signed move-ins on their way.

  • Reporting

Traffic and speed to lead, conversion, sources and cost per lease, lost reasons, occupancy runway and the box score history.

Market & Referrals

The market and the relationships, in the same place as the pipeline.

Competitive position, specials and market changes are normalized and sourced, and referral relationships are tracked for what they produce.

  • Competitive Survey

Where the community stands on all-in monthly cost against the communities it actually competes with, normalized by room type and care level.

  • Pricing & Promotions

Specials and concessions in the competitive set, valued the same way, beside where pricing has room. Guidance only; pricing decisions stay with management.

  • Market Intelligence

What changed this week: competitor prices, promotions, events, reviews and new supply, each with its source and date.

Referral sources and relationships that keep producing

See what each placement agency, professional and family relationship is producing, which sources are overdue for a visit, and which families have offered to talk with others, with their consent recorded.

  • Referred, toured and leased by source, with agency fees
  • An outreach log and overdue visits
  • Relationship files for resident families, and who is ready to advocate

What changed this week, with its source

Market Intelligence tracks the values that matter in the competitive set and reports what is new, what changed and what was re-checked and found unchanged.

Provenance

Where did that come from?

Every entry in the Activity Ledger says how LeasingPro360 knows it. That is what makes a priority, a flag or a figure something you can check rather than something you have to trust.

Captured
Read from a connected system, such as the CRM, call tracking, website analytics or a property inbox.
Logged
Entered by a member of the team.
Inferred
Read from a source by LeasingPro360, such as an email that reads like a notice to vacate. It changes nothing until a person confirms it.

Principles

Built around the leasing professional, not in place of one.

  • More productive people, not fewer

The objective is more time with the families most likely to move in, not a smaller team.

  • The systems of record stay in charge

The CRM and the management system remain authoritative; LeasingPro360 mirrors them and says when it is behind.

  • A person confirms

Inferences are suggestions until someone confirms them. Nothing inferred quietly changes a record.

  • Relationships are human-owned

Each family relationship has a person who owns it. The system prepares; people make the contact.

  • Guidance, not pricing decisions

Pricing and promotion readings are guidance; decisions stay with authorized management.

  • Consent is recorded

Referral outreach to resident families follows the consent each family has given.

Status

Where LeasingPro360 is today

  • Early development

LeasingPro360 is being built and is not yet in live use at any community. Accounts aren't open; early access is by arrangement.

  • A demonstration, not live conditions

The demonstration uses synthetic people and fictional competitors on a memory-care operating model. It does not show conditions at any real community.

  • Not connected to live systems

Connections, imports and captured sources are simulated in the demonstration. Nothing you do there reaches a real system.

  • Every image is the real product

The screenshots on this page are the working application, running a fictional community with synthetic people.

The demonstration entry asks for any User ID and a blank password. It is a temporary demonstration entry, not account security; real sign-in will replace it before any live use.
